It is a well-known real estate maxim that houses with good curb appeal sell faster and for more money than houses with a tired or flat look.  It's important to make a good first impression.  Buyers start forming their opinion before they even walk in the front door.  Improving curb appeal is usually inexpensive and gives you a great monetary return on your efforts.  Buyers are looking for a place to create new memories and you want them to do it in your house. I can suggest inexpensive upgrades, for the interior and exterior of your home, and co-ordinate these repairs, to present your home in its best light.

 

 

Properly pricing your home. The key to proper pricing is knowing the current state of the market. Pricing too high discourages buyers and pricing too low leaves money on the table. Arriving at a price is highly influenced by your personal situation. Do you want maximum value or do you need to move quickly? Together we can devise a strategy that best fits your needs.

 

 

Marketing. Marketing. Marketing. I need to bring as much attention to your home as possible to attract as many qualified buyers as possible. Marketing your property is where I will spend most of my time. Nearly 80% of buyers start their home search on the internet. I will post your property on local and national websites and follow-up on every lead. The most likely scenario is that another Realtor will bring in the buyer, so I will promote your property heavily to other Realtors. Negotiating and closing the sale. After a buyer is found, it is necessary to quickly determine if a deal can be reached. There is give and take in any negotiation and I will make sure your are not taken advantage of. I will keep track of the multitude of details, discuss and explain all your options, and implement your instructions. I will open escrow and follow through until the house is closed (sold).
